The first half of 2026 marks another significant milestone in Vida's evolution. The Group, which includes trading subsidiary Vida Bank Limited (“Vida Bank”), has surpassed £3 billion of mortgage assets, continued to transform its funding model through sustained retail deposit growth and accelerated investment in the technology, data and artificial intelligence capabilities that underpin its long-term competitive advantage.
Financial and Strategic Highlights
- Mortgage assets increased beyond £3.0 billion.
- Gross new mortgage lending reached £840 million, compared with £348 million in H1 2025.
- Retail deposits increased to £3.4 billion, further diversifying the funding base. (30 June 2025: £1.3 billion)
- Wholesale funding liabilities reduced to £648 million (30 June 2025: £1,161 million)
- Net interest margin improved to 2.34% (2.13% in 30 June 2025), reflecting an increasingly efficient funding mix.
- Five consecutive years of statutory profitability, with Profit Before Tax of £4.8m for the period.
- Liquidity Coverage Ratio well above regulatory minimum at 145% (31 December 2025: 163%)
- Total Capital ratio and CET1 ratio of 16.0% and 13.4% respectively (31 December 2025: 18.3% and 15.2%)
- Loans >90 days in arrears: 1.7% (31 December 2025: 2.0%)
- Provisions coverage: 0.28% (31 December 2025: 0.31%)
- Continued investment in proprietary technology, automation, data science, and AI-enabled mortgage intelligence.

Strong Underlying Performance
Reported profit before tax reflects the absence of the significant one-off gain recognised in the first half of 2025 following a portfolio transaction. Excluding that item, the underlying business continued to strengthen through higher net interest margin, substantial balance sheet growth, and continued investment in future capability.
Retail deposits remain central to Vida's strategy, providing stable, diversified funding that supports sustainable lending growth while improving funding efficiency and balance sheet resilience.
Outlook
The Board remains confident in the Group's outlook. Demand across the specialist mortgage market remains healthy, and Vida is well positioned to continue gaining market share through disciplined execution, differentiated service and ongoing investment in technology.
As specialist lending becomes increasingly data-intensive and intelligence-led, the Board believes Vida's combination of human expertise, proprietary data and AI-enabled mortgage intelligence provides a durable competitive advantage capable of supporting sustainable growth over the long term.
